Q: Why should I buy a green condo? back A: The reasons to buy a green condo are endless (i.e., save depletable resources; reduce your carbon output/ footprint; do the right thing; enjoy better air quality, lower assessments, and long-term savings; seek higher resale value). Q: What is a LEED certified building? back A: A LEED certified building is one that has been constructed according to the Leadership in Energy and Environmental Design Green Building Rating System. “This system encourages and accelerates the global adoption of sustainable green building and development practices through the creation and implementation of universally understood and accepted tools and performance criteria. LEED promotes a whole-building approach to sustainability by recognizing performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality.”
Q: Is eco18 already a LEED certified building? back A: LEED certification does not occur until after a project is complete. eco18 is pursuing LEED Gold certification from the US Green Building Council (USGBC). Once the building has been constructed it will then become LEED Gold certified.
Q: What green features are standard with the building/ units at eco18? back A: Geothermal heating and cooling system, solar thermal hot water system, energy recovery system, green rooftop garden, stormwater management system, Toto dual flush toilets, bamboo flooring, recyclable carpet, and plumbing fixtures and appliances that will reduce city water usage by nearly 35% of that used by traditional fixtures. Q: How much more expensive is it to build with all of the green features? back A: eco18 has an extensive array of green features which makes the cost approximately 8 to 10% higher than a conventional building. These green features provide significant long-term savings to the condo unit owners.
Q: How can I be confident that eco18 will realize the energy savings? back A: The energy costs of eco18 were projected in a software program by engineers subject to certain assumptions. The program provides only an estimate, so the actual savings could be more or less.
Q: The green technology employed in the systems and materials at eco18 are innovative, but could there be problems with them because they are so new? back A: The systems and materials at eco18 are innovative but only in their application. Most of them have been around for many years and have proven to be reliable. Cost considerations prevented their wide-spread use. The technology has improved and market forces (e.g., lower production costs and higher energy costs) are now making it more attractive. Additionally, the hot water system and the heating/ cooling system have supplemental systems, traditional in nature, which perform when necessary during peak usage periods.
Q: How does eco18 minimize the building’s impact on global warming? back A: eco18 has been designed to use less energy; therefore, it results in a decreased discharge of carbon dioxide, a greenhouse gas that promotes global warming.
Q: Are the building's insulation levels standard or are they more than is required? back A: Insulation values at eco18 will be greater than what is required for Chicago code.
Q: Am I allowed to smoke in the building? back A: Smoking is not permitted in the building, the common areas or the limited common areas (e.g., balconies/ terraces).
Q: Low-energy fluorescent lighting – where is that used? back A: All lighting throughout the entire building, inside and out, including common areas and condo units, will be fluorescent.
Q: How large is the 4th floor green rooftop garden? back A: Approximately 11,250 square feet.
Q: How will residents be able to use the 4th floor green rooftop garden? back A: Residents and guests of eco18 will be able to relax on the 4th floor green rooftop garden, which will have an elaborate pergola to sit under and benches to sit on.
Q: Does the building have a dog run? back A: Yes, a private dog run will be located on the 4th floor green rooftop garden. It will be on the south side of the building and accessible from the door to the south of the 4th floor elevator lobby.
Q: Are the Sales Center and Model open? back A: The Sales Center and Model, located at 1830 S. Wabash Avenue., are open every Tuesday, Wednesday and Thursday from 1-5 pm, Saturday and Sunday from 12-4 pm, and anytime by appointment. The full-size walk-through Model is an exact replica of the 09 unit plan. The Model will give you a great feel for the units at eco18.
Q: Where do I obtain a price list? back A: Living green is still affordable at eco18. Look here for the .Price List
Q: What is the expected opening or occupancy date? back A: Occupancy is slated for late-2009.
Q: What are the monthly assessments? back A: Please refer to the Price List, as each condo unit has a different monthly assessment amount.
Q: What is included in the monthly assessments? back A: The cost of wireless internet service, basic cable service, heating and cooling utilities (gas and electricity) used in the central heating and cooling system, water, and gas (for your range and clothes dryer, if any). Of course, your monthly assessment also includes the cost of common area maintenance, common area heating and cooling (the lobby, corridors and parking garage), green roof maintenance, and a replacement reserve for major building equipment and components.
Q: What utilities will I pay? back A: Electricity (for your lights, outlets and air handler/ heat pump exclusively serving the heating and cooling of your unit) is the only required utility that you will pay. Of course, phone service and “upgraded” cable and/ or internet service will be paid by each unit owner to the extent these services are ordered. Q: How many condo units will be in eco18? back A: 93 units, with a mix of 1 bedroom, 1 bedroom + den, 2 bedrooms and 2 bedrooms + den.
Q: What is the total number of floors or stories? back A: 12 stories (1st floor retail; 2nd-3rd floor parking; and 4th-12th floors residential condo units).
Q: Is eco18 close to public transportation? back A: Yes, eco18 is within short walking distance to both CTA bus and el stops. The nearest el stops are at (1) Cermak/Chinatown (Clark & Cermak), and (2) Roosevelt/Wabash. The nearest bus lines are on (1) Michigan Avenue (at 18th Street), and (2) State Street (at 18th Street). Q: Is the parking garage enclosed and heated? back A: Yes, the 2nd and 3rd floor residential parking garage is fully enclosed and heated.
Q: What are the ceiling heights inside the units? back A: On floors 4-11, approximately 9’-5” (except in most bathrooms, certain closets and soffits, where the ceiling heights will be 8’-6”); on floor 12, approximately 10’-0” (except in most bathrooms, certain closets and soffits, where the ceiling heights will be 9’-6”). For units 710 and 711, the ceiling height in the living room will be 9’-3”. Note: ceiling heights are measured from finish floor to underside of drywall ceiling.
Q: How will the windows open? back A: The windows will be single hung where the bottom sash is operable (goes up) and the top sash is fixed, along with a fixed transom. In addition, a small number of bedroom windows will feature an inward hopper (hinged at the bottom with the top tilting in).
Q: Are there fireplaces in any of the units? back A: No.
Q: How many square feet is the largest unit at eco18? The smallest unit? back A: The largest unit is 1,583 square feet (2 bedrooms + den) and the smallest unit is 808 square feet (1 bedroom).
Q: How large are the balconies and terraces? back A: The balconies and terraces are generous in size. The size of each balcony/ terrace varies depending on the unit; however, a typical balcony/ terrace is approximately 8’-0” x 12’-0” or 96 square feet. Q: Does the square footage for the unit include the balconies/ terraces? back A: No, the square footage of the balconies/ terraces is not included in the square footage for the unit.
Q: How do you measure the size of each unit? back A: When measuring the square footage of each condo unit, we measure to the centerline of the demising walls separating the units and the common areas and to the outside face of the exterior walls.
Q: Will there be any commercial space located at eco18? If so, what kind? back A: Yes, approximately 9,000 square feet of commercial space will be located on the 1st floor of the building. The commercial tenants have not yet been determined.
Q: Will the first floor commercial space be built “green”? back A: Yes, the first floor commercial space will be built according to the requirements of LEED Gold certification. In other words, all improvements made by the developer (base building improvements) and individual tenants (tenant improvements) will adhere to the requirements of LEED Gold certification.
Q: What type of cable television/ internet services will the building have? back A: eco18 will have high speed wireless internet and basic cable television or satellite television included in the monthly assessments. The high speed wireless internet will have a speed of 4M (upload)/ 4M (download). Residents will be able to purchase wired cable internet from the cable provider if they so choose.
Q: Will there be a doorman for the building? back A: Currently a doorman is not contemplated for the building. The building’s main lobby is designed to accommodate a doorman, so either the developer or the condominium association (after turnover of the association) can add one easily at a later date should the need arise. Of course, the assessments of the unit owners will increase for the cost of the doorman should this occur.
Q: What security features will the building have? back A: The building will have a locked front door for which residents will use key FOBs to access. It will also have security cameras at various locations. A camera at the building entrance will provide residents an image, through their television, of visitors who request access.
Q: What kind of equipment will the 4th floor fitness room have? back A: The fitness room is currently planned to contain 2 treadmills, 2 elliptical machines, 1 recumbent bike, 1 spin bike, a dual adjustable pulley, an abdominal bench, 2 adjustable benches, 2 tier dumbbell rack and medicine balls.
Q: Is there separate storage available in the building for purchase? back A: Aside from the individual storage locker included with each condo unit and to be located in storage room on each floor, additional storage lockers will be offered for sale on the 2nd and 3rd floor parking areas.
Q: Is there anywhere to store my bicycle? back A: A bicycle storage area is located on 2nd and 3rd floor parking areas, which is available for the use of all unit owners. Each area has an open bike rack. Additionally, separate lockers will be offered for sale on the 2nd and 3rd floor parking areas for storage of bikes or general storage.
Q: Who is the developer? What other projects have they completed? back A: The developer is Dynaprop XXII: Wabash LLC. It is managed by Dynaprop Development Corporation.
